Every tenant asks the same first question: what's this going to cost per square foot? Here are honest 2026 numbers for the DC market โ and the five things that move them.
For the Washington DC metro in 2026, a mid-grade commercial office fit-out โ open plan, standard finishes, conventional ceilings and lighting, modest pantry โ typically runs $130โ$180 per square foot for construction. A high-grade build-out โ full-height glass fronts, upgraded millwork, specialty ceilings and lighting, generous pantry/AV โ runs $200โ$300 per square foot. These align with published RS Means data for the DC market, and they're construction cost only: furniture, cabling, security systems, AV, and design fees ride on top.
Be suspicious of anyone quoting far below these bands. A number 30% under the floor almost always means scope is missing โ and you'll buy it back later as change orders, at change-order pricing.
1. Existing conditions. Second-generation space with reusable HVAC distribution, ceilings, and restrooms can land at the bottom of the band. Raw shell, or a gut of a 1980s floorplate, pushes toward the top before finishes enter the conversation.
2. Mechanical, electrical, plumbing. MEP is routinely a third or more of a build-out budget, and it's invisible in the renderings. Added pantry plumbing, supplemental cooling for server or conference rooms, and power density drive it.
3. Building rules. Occupied Class-A buildings impose real costs: after-hours work windows for noisy trades, freight-elevator scheduling, protection requirements, insurance thresholds. On small scopes these fixed costs of admission can be 30โ40% of the job โ that's arithmetic, not padding, and a bidder who ignores the rules hasn't read them.
4. Schedule. Compressed schedules buy overtime and premium procurement. A realistic 12โ16 week construction window for a typical floor is cheaper than a heroic eight.
5. The density of glass and millwork. The two fastest ways to climb from $150 to $250 a foot are interior glazing and custom woodwork. Beautiful โ just decide with open eyes.
Demand a line-item estimate built on CSI divisions with explicit inclusions and exclusions, unit prices for likely changes, and the wage basis stated. That's how OAK Builders prices tenant work โ our principal spent 15+ years managing federal construction where every line had to survive an audit, including estimates up to $12M. A lump sum with no breakdown isn't a price; it's a promise you can't verify. When you're ready, send us your test-fit or drawings and we'll return a number you can take to your board.
Sometimes. Allowances in the DC market commonly cover a meaningful share of a mid-grade build-out but rarely all of a high-grade one โ and they don't cover FF&E, cabling, or design. Model the delta before you sign the lease.
Typical single-floor projects run 12โ16 weeks of construction after permits, plus design and permitting time in front. Jurisdiction matters: DC, Arlington, Fairfax, and Montgomery all move differently.
Yes โ phased and after-hours work in occupied buildings is a core OAK capability, and we price the phasing into the estimate up front rather than surprising you mid-project.
Yes โ permitting and AHJ coordination across DC, Maryland, and Northern Virginia is included in our general contracting scope.

Every March, property managers across the DMV get the same call: the ceiling below the plaza is staining again. Here's what's actually happening โ and why the patch you paid for last year didn't hold.
A plaza deck is a roof you walk on. Beneath the pavers, topping slab, or wearing course sits a waterproofing membrane โ and above it, an environment more hostile than any roof faces. Water penetrates the wearing surface, sits on the membrane, freezes, expands, and pries open every seam, blister, and pinhole. Winter in Washington delivers dozens of freeze-thaw cycles; each one enlarges last year's flaws. By spring, water finds the path โ through a lap seam, down a penetration, along the top of a beam โ and shows up as a stain two floors away from the actual breach.
That horizontal travel is why plaza leaks humiliate patch repairs. The stain marks where water exits, not where it enters. Caulking the crack above the stain treats the symptom; the entry point may be forty feet away, under pavers nobody lifted.
Most plaza "repairs" fail for one of three reasons. First, no diagnosis: nobody water-tested to reproduce the leak, so the repair location is a guess. Second, partial replacement: new membrane tied into failed membrane leaks at the tie-in. Third, wrong system: a coating rated for foot traffic installed where vehicles drive, or a cold-applied product where the detail work demanded hot rubberized asphalt.
A permanent repair starts with finding the true entry point โ controlled water testing, section by section, until the leak reproduces on command. Then the fix is engineered: membrane selection matched to traffic and structure, drainage layers and slope corrected, penetrations and expansion joints detailed properly, and the tie-ins (or full replacement threshold) decided on evidence rather than budget hope.
At OAK Builders' waterproofing division, every plaza project runs the same six-step path: Assess, Diagnose, Design, Repair, Verify, Warrant. Diagnosis is water-tested, the repair design is backed by a licensed structural engineer, our crews execute phased so your lobby or garage stays open, and we water-test again after the repair โ you get documentation that the leak is dead, not a hope that it is. Our principal managed building-envelope rehabilitation programs at landmark federal buildings; that discipline is the whole point.
If your building shows the spring pattern โ stains that come back with the thaw, efflorescence on garage ceilings, spalled concrete at slab edges โ the smart money is a proper assessment before another season enlarges the problem. Start with our leak investigation service, or go straight to a repair estimate.
Localized repairs typically run days to a couple of weeks; full membrane replacement on an occupied building is phased in sections and can run several weeks โ but the plaza stays partially usable throughout. The assessment establishes the realistic schedule.
Sometimes. If water testing isolates the breach to a discrete area, targeted removal and repair with properly detailed tie-ins can be durable. Widespread membrane failure past its service life is replaced โ patching it wastes money.
That's between your lease, your insurer, and the association documents โ but every insurer and board responds better to a PE-documented diagnosis and repair than to a caulk receipt. We provide the paper trail.
